Resumo

ABSTRACT


Civil Construction is the secondary segment of the economy, also called the Construction Industry, it moves a slice of the economy in Brazil and worldwide. Being a segment that transforms raw materials into durable final products, for its raw material needs, it needs companies to supply products for its works needs, creating companies, jobs that are indirect and direct as well. Civil Construction, in order to carry out its work, must first do an incorporation, we have incorporation companies that only work with projects, construction companies that execute the projects approved by the incorporators, as well as Constructors that carry out the incorporations and execute their projects, many look for financial capital in banks with better rates, investors who contribute capital or also finance with their own capital. Its positive result depends on projects and management, from negotiating the land to maintaining products on the construction site. As it is a productive sector, its products to make have raw materials as raw materials, most of which are removed from the environment and also some works such as industries produce toxic gases through their chimneys. There is a great demand for first homes, which are subsidized by banks, with low rates and fixed price for the property, many construction companies that plan a structure with an industrial concept in series with smaller margins plus gains in volume have stood out, but others have not. having good management and projects with their prices already conditioned on the purchase of products, or they do not finish the works or deliver them ready, but without safe conditions to be inhabited, harming many buyers and also creating villages of abandoned houses. The purpose of this article is to bring modalities of how to raise funds, making civil construction also an investment modality and with a return at the end of the work, for individuals or legal entities. Bringing a temporal cut of old constructions that recover in their typology social behaviors millenary works, identifying the obligations of a developer and builder, planning and management model that must always be interacting, the integration of Environmental Policies with the ODS, the ESG and its question of being an ecologically correct product and also with concern for social interaction in its undertakings.
