IMPLEMENTATION OF LEAN CONSTRUCTION PRACTICES IN MULTIFAMILY RESIDENTIAL WORKS IN FLORIANÓPOLIS - CASE STUDY

Abstract
The civil construction sector is one of the most relevant for economic growth in many countries, as it represents a significant percentage of GDP. However, in times of crisis, civil construction is one of the first areas to be harmed, such as the impacts that occurred after the pandemic. However, as the indices are normalizing, companies have been looking for strategies to stand out and be competitive in the market. One of the most sought-after methodologies is the Lean Construction philosophy, with origins from the Toyota Production System (STP) and adapted by Lauri Koskela, with the objective of increasing productivity, reducing costs and reducing waste. For this, there is a focus on activities that do not add value to the customer through a lean mindset. In addition to presenting the theoretical basis of the philosophy, the benefits of implementing and applying the 11 principles of Lean Construction in four multifamily residential projects in region of Florianópolis, SC. Were analyzed the evolution of cost and productivity indicators was also presented. Through this analysis, it was possible to identify the improvements that the concept brought to the construction company in its implementation of the adjustment and dimensioning of its field teams, which demands a huge cultural change in the way of seeing the construction process as a whole. In fact, the company achieved good results with the reduction of activities that do not add value to the customer.
